The project was a complex renovation and adaptive re-use of a 1990-era warehouse building. Merge completed a thorough code review and building assessment to determine the scope of the required renovations. Significant hurdles to overcome included the fact the building was not in compliance with codes, the existing glulam roof beams were not sufficient to carry any new loading, there was no wall insulation and there was no central HVAC system.
To convert the building to an industrial use and allow it to meet the new IBC Code, a new structure was built inside the existing shell to support the manufacturing requirements. Additional structural reinforcement was added to the existing building to enable it to carry a new fire suppression system.
